- What's a Section 66 certificate?
A Section 66 certificate (also known as a Conveyancing certificate) is a certificate that lists any outstanding charges on a property at a specific date.
If you’re buying or selling a property, your solicitor or conveyancer will buy the certificate as part of the settlement process.
The certificate shows:- the last meter reading
- any service charges owing
- the total amount owing on the account.
Your solicitor or conveyancer will use these figures to work out how much the buyer and seller owe us when a property is sold.

You may need to pay fees or charges depending on the work you're doing.
This may include:- fees to check building plans
- plumbing and drainage inspection and connection fees
- developer charges.
These charges recover your share of our costs in providing:- water and wastewater treatment plants
- pumping stations
- reservoirs
- the network of pipes that service your development area.

When you develop or subdivide land, you may need a Section 73 Compliance Certificate from us.
The certificate ensures that we can provide water, wastewater or stormwater systems to your development or subdivision. It also ensures that you've paid any necessary fees.
You must engage a Water Servicing Coordinator or Sydney Water Developer Direct™ to apply for the certificate.

We need to check your plans to make sure your building work won't damage any of our water or wastewater pipes or structures located on your property.
You can ask us to do this through our online service, Sydney Water Tap in™.
In most cases, we'll approve your application automatically. However, if you plan to build over or close to our pipes, we'll refer your plans to a Water Servicing Coordinator. They'll identify what you need to do to protect our pipes. - How can you get us to approve your building plans?
We'll approve most building plans (about 70%) automatically through Sydney Water Tap in™. This happens when your proposed building work doesn't impact our pipes and structures.
If your plans look like they may affect our assets, we'll refer you to a Water Servicing Coordinator (WSC).
The WSC will confirm any special requirements, stamp your plans and act as your contact when dealing with us.
To help you choose a listed WSC, make sure you ask:- how long will it take to approve your building plan
- how much they charge to approve your building plan
- how much a Service Protection Report will cost
- what other charges you might have to pay before your building plan is approved.
